SEASONAL PROPERTY RENTAL AGREEMENT

IDENTIFICATION OF THE CONTRACTING PARTIES

LESSOR: Villa Maju Empreendimentos Ltda., CNPJ 49.860.605/0001-41, located at Rua Faiçal Ibrahim Tannus, 415, Loteamento Quintas do Lago, Araxá – Minas Gerais.

LESSEE: As per the details stated in the voucher.

The parties identified above hereby enter into this Seasonal Property Rental Agreement, which shall be governed by the following clauses and the price, payment method, and terms described herein.

OBJECT OF THE AGREEMENT

Clause 1. The object of this agreement is the rental of a property unit for a seasonal stay, located in Araxá, Minas Gerais, owned by the LESSOR, whose type and address are described in the rental voucher.

USE OF THE PROPERTY AND NUMBER OF OCCUPANTS

Clause 2. The property in question will be used by the LESSEE for seasonal rental purposes.

Paragraph One: The LESSEE may use the property and the common areas during the rental period, as specified in the voucher, including the pre-defined check-in and check-out times.

Clause 3. Only the persons indicated at the time of reservation, whose identification documents have been previously shared with the LESSOR, may occupy the property. It is not permitted to exceed this number, even if the property can accommodate more people, nor is it authorized to bring extra beds or mattresses owned by the guests.

Paragraph One: If this clause is violated, the LESSOR has the right to charge an additional fee equivalent to one daily rate for each extra person, according to the number of days of irregular stay, as well as demand the immediate departure of the excess occupants.

Paragraph Two: Visitors are not allowed to stay in the property. Visitors who stay overnight will be subject to the same additional charges mentioned in the previous clause.

Clause 4: Small pets may only be hosted with the LESSOR's express authorization, who reserves the right to allow only one pet per unit, depending on the property rented, and to enforce the following rules:

Sole Paragraph:

An additional fee of R$ 100.00 (one hundred reais) will be charged for the entire rental period.

The pet must be accustomed to staying alone without barking or crying, preserving silence and avoiding disturbing other tenants. Otherwise, the owner must take the pet along during all external outings.

The pet may circulate in the external areas, provided it is accompanied and does not pose a risk to the occupants of neighboring units.

If the pet defecates in the external areas, the owner must immediately clean up and ensure the area is sanitized. The pet should not urinate on walls, furniture, or plants, whether in external or internal areas.

No linen items provided by the LESSOR, such as sheets, towels, blankets, duvets, pillows, plates, cups, among others, may be used for the pet. All basic pet necessities must be provided by the guest.

The guest agrees to prevent the pet from climbing or sleeping on beds and using the sheets and covers provided by the LESSOR.

If, after check-out, any damage to furniture, walls, or objects is identified, or if it is found that the pet slept on the bed leaving traces, fur, or stains that damage or compromise the usability of these items for other guests, the reservation holder will be contacted to cover the repair or replacement costs.

PAYMENT TERMS

Clause 5. The rental amount corresponds to the value described in the voucher and must be paid according to the conditions and cancellation policies available on the website. Reservations paid via PIX or bank transfer will only be confirmed after sending proof of payment by email or WhatsApp, as instructed on the payment page. The amount includes water, electricity, gas, and internet charges.

Clause 6. For cancellations, the following policies apply according to the LESSEE's choice at the time of booking:

Paragraph One: Non-refundable cancellation: The LESSEE will receive a 10% discount on the reservation amount but will not be entitled to a refund if cancellation is necessary.

Paragraph Two: Refundable cancellation: The LESSEE will pay the full reservation amount and will be entitled to a full refund if canceled up to 14 days before check-in or a 50% refund if canceled between the 13th day before and the check-in date.

Paragraph Three: The contracted value refers exclusively to the property described in the voucher and will not be altered if the occupancy is lower than the maximum number of people allowed in the property and listed in the reservation. If any occupant fails to attend, the rental value will remain unchanged, with no possibility of reduction.

Paragraph Four: If the guests decide to vacate the property before the scheduled end date of the rental, no refund will be issued for unused nights.

Paragraph Five: Failure to show up on the scheduled day will result in the loss of 100% of the amount paid.

LESSOR'S OBLIGATIONS

Clause 7. The LESSOR agrees to deliver the keys to the LESSEE on the rental start date, up to a maximum of two hours before check-in.

Clause 8. The LESSOR declares the property to be in perfect condition, as evidenced by photographs.

Sole Paragraph: If the property is not in the agreed condition or deviates from the photographs, the agreement will be immediately terminated, and the full amount paid will be refunded.

LESSEE'S OBLIGATIONS

Clause 9. The LESSEE agrees to vacate the property on the check-out date and time without any possibility of extension, except by mutual agreement.

Sole Paragraph: Staying beyond the contracted period without prior agreement will result in double the daily rate being charged for each extra day, along with liability for damages caused by delaying the next tenant's check-in.

Clause 10. All the LESSEE's luggage and belongings must be removed on the final rental date (key return). If any items are left behind, the LESSOR will keep and safeguard them for 30 days but is not obligated to return them.

Sole Paragraph: After the 30-day period, the LESSOR may dispose of the LESSEE's belongings without prior notice.

Clause 11. The LESSEE must maintain the property clean, orderly, and well-preserved throughout their stay, returning it in the same condition with all items provided.

Sole Paragraph: Any damage caused by negligence will result in the LESSEE bearing the full repair costs.

Clause 12. An inventory of all utensils, furniture, equipment, and decorative items will be available in the property and must be verified by the LESSEE.

Clause 13. In case of damage or loss of any items, the LESSEE must reimburse the LESSOR with a similar item or pay the listed value for replacements.

JURISDICTION

Clause 16. For resolving any disputes arising from this AGREEMENT, the parties elect the jurisdiction of Araxá/MG.
